FAQs
No boathouse or dock with a small exception:
If your property has less than 54 feet of shoreline, then you’re not permitted by Dominion to build a boathouse or a dock even if you own waterfront property. If your property was surveyed and recorded prior to April 2, 2007, there is an exception to the rule, and you may have a structure no more than 550 square feet.
55-99 feet:
If your shoreline is between 55 and 99 linear feet, Dominion allows you 10 square feet per linear foot of shoreline. So, if you have 65 feet of shoreline then you can build a 650 square foot boathouse or dock.
100-300 feet:
If your shoreline is between 100 and 300 linear feet you can build up to a 2,000 square foot structure that’s enough space for you to have multiple boats, lifts, jet ski lifts, a sun deck, a screened in porch and dry storage for all your lake toys!
300+ feet:
If you have over 300 linear feet of shoreline you can build up to a 3 000 square foot structure which is the largest residential boathouse or dock that’s allowed by Dominion. You have enough space for everyone’s friends, relatives, and toys!
Yes, we understand the importance of navigating HOA regulations and architectural review processes when undertaking marine dock construction projects. Our team is well-versed in working with homeowners’ associations (HOAs) to obtain necessary permits and approvals for your project and will guide you through the process.
Dominion’s Construction and Use Agreement process was put into place to establish an understanding of acceptable usage between the adjacent owners to Dominion Energy’s shore land surrounding Lake Anna. Dominion Energy’s Use Agreement for the boathouses and docks is directly related to the linear feet of shoreline your property has.
